DIP Holding seeks up to $543 million in UAE's first IPO of 2026

DIP Holding, the sole shareholder of Dubai Investments Park Development Company, which operates the 23 million sqm Dubai Investments Park, opened subscriptions on Tuesday for an initial public offering aiming to raise as much as $543 million — the United Arab Emirates' first listing of 2026.
The company, a subsidiary of Dubai Investments, has set its price range at AED1.10 to AED1.15 a share, implying a market capitalisation at listing of AED9.5 billion to AED10.0 billion ($2.6 billion to $2.7 billion). It is offering 1,735,243,300 existing shares, equal to 20 percent of its issued share capital, with all proceeds going to the selling shareholder, Dubai Investments PJSC, which will retain an 80 percent stake. The subscription period runs until November 3, with the final price due to be announced on November 4 and trading on the Dubai Financial Market expected to begin on or around November 11, subject to market conditions and regulatory approvals.
The pitch rests on income. DIP Holding expects to pay annualised cash dividends of AED700 million for 2026, AED725 million for 2027 and AED750 million for 2028, on a semi-annual basis subject to board recommendation, shareholder approval and available distributable reserves. Based on the expected annual dividend of AED725 million for FY2027, the price range implies a dividend yield of approximately 7.27 percent at the high end and 7.60 percent at the low end. The first payment, AED350 million for the full second half of 2026, is expected in April 2027, so eligible shareholders receive a dividend covering the full period rather than only the period following admission.
The offer is split into four tranches. Professional investors take 92 percent of the shares, with the final price set by book-building on their orders alone. Individual subscribers holding a valid National Investor Number with the Dubai Financial Market get 5 percent and are guaranteed at least 2,000 shares each; eligible Dubai Investments employees get 1 percent with a 5,000-share minimum; and eligible Dubai Investments shareholders on the October 28 record date get 2 percent, also with a 5,000-share floor. The selling shareholder may resize tranches before the close, provided the professional tranche stays at or above 60 percent of the offer and the other three do not exceed 40 percent in aggregate, subject to applicable UAE laws and Capital Market Authority approval.
The underlying asset is Dubai Investments Park Development Company, which runs long-term, infrastructure-backed ground leases across logistics, industrial, residential and commercial uses. DIP Holding is a DIFC-incorporated public company and describes the park as an infrastructure-like ground rent and services platform. The company expects to maintain annualised dividends in line with, or above, the FY2028 level from 2029 onwards.
