Realion expects 32 launches and 16,808 units in Singapore's 2027 pipeline
Realion Group expects 32 new projects to bring about 16,808 homes to Singapore in 2027, with 56.9% of non-EC supply in the suburbs and prices forecast to rise 3% to 5%.

Singapore's private housing pipeline is set to swell to its fullest in more than a decade. Realion Group expects 32 new projects to enter the market in 2027, delivering about 16,808 homes including executive condominiums, with roughly 14,800 private units excluding ECs, the highest level since 15,885 units were launched in 2013, the consultancy said in its Singapore Property Market Outlook 2027 report.

The supply is tilted firmly towards the suburbs. Sixteen of the 32 launches sit in the Outside Central Region, accounting for 56.9% of non-EC units at 8,424 homes, up from 35.6% in 2025 and 53.5% in 2026. The Rest of Central Region contributes 3,434 units (23.2%) and the Core Central Region 2,943 (19.9%). Five EC projects, including City Developments' Wynwood Grand and Solano Grand, Sim Lian Group's Clovelle of Woodlands and Hoi Hup Realty's Miltonia Close, are expected to add roughly 2,000 EC units.

Sizeable suburban schemes dominate the pipeline: the 1,056-unit One Chuan Grove by Sing Holdings and Sunway MCL, the 835-unit Hougang Central Residences by CapitaLand Development and UOL Group, and the 1,249-unit freehold Loyang Valley redevelopment, won by a consortium led by SingHaiyi Group for $880 million in April. In the CCR, launches include the Bukit Timah Road site awarded to HH Investment, the Dunearn Road Plot 2 site won by Wing Tai and Metro, and the Peck Hay Road site awarded to CDL and Hong Leong Group.

Realion expects the suburban and EC concentration to pull more HDB upgraders into the private market. The report said it expects more Housing & Development Board upgraders to enter the private market in 2027, supported by greater availability of entry-level homes, adding that buyers will benefit from more accessible pricing. Competition will be stiffer on the resale side too: about 8,868 private homes excluding ECs are due to obtain Temporary Occupation Permit in 2027, up from 7,783 in 2026, giving buyers more options and bargaining power.

Even so, Realion forecasts total transaction volumes excluding ECs rising about 10.3% to between 22,000 and 26,000 in 2027, with new private home sales of 9,500 to 11,500 units against an estimated 7,000 to 7,500 in 2026. Overall private residential and new home prices are expected to rise 3% to 5%, while resale prices grow a slower 2% to 4%. The consultancy warned that tighter credit could weigh on activity: "Interest rates are likely to rise amid inflationary pressure, and the higher borrowing costs may dampen some buyers' appetite for larger or pricey homes."
